Privacy Policy
This policy explains what EPEX collects, why, who can see it and what you can ask us to do with it.
Information we collect
- Account details: name, telephone number, email address, country and communication preferences.
- Identity and authorisation evidence when you list, offer, rent or transact.
- Property information you publish, and documents you upload for review.
- Housing activity: saved properties, saved searches, recently viewed properties and comparisons.
- Security records: sign-in events, role actions and document access history.
How we use it
To operate verified listings, connect you with EPEX agents, process offers and rental applications, coordinate title, closing and settlement work, prevent fraud, and meet legal and record-keeping duties. Recommendations use only your housing activity and stated preferences, and only if you have turned personalisation on. We never use sensitive personal characteristics to decide what property you are shown.
Money and payment information
Earnest Money Deposit: 6% of the accepted purchase price, deposited into an EPEX-controlled transaction escrow account. EPEX administers customer funds through a segregated transaction escrow account. Escrow funds are not EPEX operating funds and may only be released pursuant to an authorized settlement instruction. The remaining purchase balance stays with the buyer's certifying partner bank until settlement is authorized.
Who can see your information
Public listing pages show only listing information. Your identity documents, funding evidence, offers, transaction documents, private messages and deposit records are restricted to you and the specific EPEX staff whose role and case assignment require them. Every access is recorded. People you invite to a shared shortlist can see only the properties and comments on that list.
Your rights
You can view, correct and export your information, withdraw optional consent at any time, clear your recently viewed history, and ask us to close your account. See Data Rights for how to make a request.
Keeping information
Records connected to a property transaction, verification decision or legal duty are kept for the retention period that applies to them and cannot be deleted while a legal hold is in place. Everything else is removed when it is no longer needed.
