- Does EPEX hold my deposit or purchase money?
- No. Purchase funds are placed with a partner bank and stay there. EPEX has no wallet, escrow balance, top-up or withdrawal function and never receives customer money.
- Is a verified listing a guarantee of clean title?
- No. Verification confirms identity, recorded authority to sell and documentary consistency, and prevents duplicate listings. It is not a legal guarantee of title, and independent title investigation still happens inside the transaction.
- Is a preliminary loan approval enough to proceed?
- No. Financed buyers need an approved, committed facility together with their down payment covering the full purchase price. A preliminary approval is recorded but does not satisfy funding requirements.
- Which currency governs the purchase?
- Ethiopian Birr (ETB). Other currencies may appear as indicative estimates labelled with the rate source and timestamp, but the ETB amount is the contractual one.
- I live abroad. Can I definitely buy?
- Seeing a listing does not establish eligibility. Eligibility is assessed per transaction against versioned rules and may require legal confirmation, and the applied rule version is recorded in your case.
- When are seller proceeds released?
- Only after ownership transfer is completed and officially recorded, with a jointly approved closing statement and a settlement approver who did not prepare that statement.
- Are the properties and documents here real?
- No. This is a demonstration environment: properties, people, organizations and documents are fictional and all bank, insurer and registry responses are simulated.
