Earnest money
EPEX Transaction Escrow
EPEX administers customer funds through a segregated transaction escrow account. Escrow funds are not EPEX operating funds and may only be released pursuant to an authorized settlement instruction.
What is EPEX escrow?
EPEX transaction escrow is a controlled account used to hold the buyer's earnest money while a property transaction moves toward closing. The funds stay tied to that one transaction and are not owned by EPEX.
Required earnest money
6% of the accepted purchase price. For example, on an accepted price of ETB 10,000,000 the earnest money is ETB 600,000. EPEX calculates this amount itself; it cannot be changed by the buyer, seller or broker.
How EPEX protects escrow funds
- Escrow funds are kept separate from EPEX operating money and are never mixed with it.
- They are never used for payroll, expenses, debts, taxes or any EPEX business cost.
- Each transaction has its own ledger that cannot be edited or deleted.
- The escrow bank balance is checked against every ledger; any difference is flagged.
- No single staff member can prepare, approve and pay out the same instruction.
When can EPEX release escrow funds?
Only under an authorized settlement or refund instruction, after the required closing and settlement approvals are complete. If the sale closes, the earnest money becomes part of the buyer's settlement funds. Disputed money stays in escrow until the dispute is properly resolved. Cancelling a transaction does not release money by itself.
Important security notice
Only use payment instructions shown inside your signed-in EPEX transaction account. EPEX will never ask you to send money to a personal account or change bank details by phone, email or chat.
