A quarterly index built only from prices that were actually recorded on completed transfers. Seller asking prices are never counted, and any figure resting on fewer than 3 recorded sales is withheld rather than estimated.

Each cell is the median of recorded sale prices for that city in that quarter. A withheld cell means the evidence for that period was too thin to publish a figure.

How the index is built
- Only prices recorded on completed transfers are admitted. Asking prices are excluded entirely.
- Each figure is a median, so a single unusual sale cannot move the published number.
- Any city, quarter or property type with fewer than 3 recorded sales is published as withheld, with the observation count shown so you can judge the evidence yourself.
- Per-m² figures use only sales where a floor area was recorded.
The index is historical evidence, not a valuation, forecast or investment advice. EPEX does not guarantee price, rental income or resale value. In this demonstration environment every recorded sale is simulated.
