Buying Ethiopian property from outside Ethiopia

Purchase eligibility is assessed per transaction against versioned eligibility rules and may require legal confirmation. EPEX records the rule version applied to your case and the outcome. Where a rule is pending counsel confirmation, that is shown to you rather than presented as settled law.

Prices and contracts are in Ethiopian Birr (ETB). Any figure shown in another currency is an indicative estimate, labelled with its rate source and the time it was taken, and never replaces the ETB contract amount.

Cash buyers place the full purchase amount with a partner bank. Financed buyers provide a down payment plus approved, committed financing covering the full price. A preliminary loan approval does not qualify as sufficient funding, and EPEX never receives or holds your money.

If you cannot attend in person, your recorded authority determines who may act for you. Authorities, title investigation results, insurance evidence and any required regulatory release are collected in your transaction case before settlement can be authorized.
